Contemporary Split-Level Remodel + Addition

Project Summary:

On an oversized lot, but with undersized functionality, this 1970’s split level in South Boulder was a prime candidate for a major renovation. Citing a concern to keep within the scale and proportion of the existing structure, we worked with these homeowners to create an addition, that in the end, wouldn’t look or feel like an “addition.”


Exterior Modifications ▾

With a third level necessary to accommodate a new bedroom suite, it was determined the addition would originate off the backside of the house, with room for a new 2-car garage made possible by excavating down to the existing garden level.

A new family room above the garage helps regulate sound conflicts, and the indoor living space is now instantly expandable into the outdoors by way of an all season south facing deck.

To break up the neutral gray base color of the new exterior, a combination of bungalow inspired horizontal siding was paired with a vertical board and batten. The original brick used for the garden level was covered in a smooth stucco, which adds another interesting texture without the risk of visual overload.


Interior Renovations ▾

On the main level, the kitchen was expanded and remodeled with new tile, counters, cabinetry, and lighting. A walk-in pantry and laundry room were also part of the new addition, but the biggest change for this area was enlarging the entry and raising the ceilings to 10'.

The new bedroom takes full advantage of it’s Flatiron views, and thanks to a well designed layout, the ensuite bathroom feels much larger than it actually is.
